Microquantity in new York: how much and is it possible to live in them

In new York, if you believe the media, there is a growing demand for microquantity — residential premises of 200-300 square feet (18,58–27,87 sq. m), adapted to live in them. In a crowded city with a growing price of rental housing permanently or putting small apartments for rent.

So, Secret NYC reports on several such projects — for example, like a Studio apartment area of 240 square feet (22,3 sq. m) with a monthly rent of $500, which is located in an old house 1918. The owner tried to give the apartment a modern feel due to the elements which increase the small space.

Graham hill, a canadian designer and ecologist, offers for hire two of the project: LifeEdited 1 & 2 with compact components like moving walls, transformable furniture and sofa. However, on the rental of these premises is not much to save — 300 square feet (27,87 sq. m.) cost $2750 per month, but in SOHO.

Real estate expert in new York from Evans Real Estate Dmitry Stasiuk told USA.one that I’m not sure in the brilliant prospects of the micro flat. Wishing to rent accommodation cheaper, indeed, many, but not all are willing to actually live in such conditions: «There is a category of the micro flat that were built before the introduction of standards for the minimum size. They are few, and they come on the market at really competitive prices. The demand is great, but after watching this apartment many refuse — not everyone can live in a «closet.»

In new York for many years operated a rule that the minimum size of housing should not be less than 400 square feet (of 37.16 sq. m). In 2016, this rule was abolished, which allowed developers to build so-called microquantity. However, they are not always cheap. Dmytro Stasiuk says: «One such project in Manhattan — rental house Carmel Place to the address: 335 East 27th Street, which shall be 55 apartments of size 270-350 sq ft (25,08–32,52 sq m). The house has doormen, Elevator, gym, lounge, roof terrace. Despite its small size, the prices of these apartments can not be called low, they are rented out for $2600-3000. The rental of an apartment in this area starts from $2000».

New York is not unique in trying to create a small, but cozy and cheap housing. In Nashville (tn), The Mathews Co in February announced a construction project on a new site of several houses — a total of 152 microquantity 200 square feet (18,58 sqm). Rent $1000 per month includes all utilities and Internet. Each room will have bed, fridge and microwave. The building offers a communal kitchen for several apartments. For comparison: the majority of new urban homes in Nashville offer apartments with an area of not less than 550 square feet (51,1 sq. m), and prices generally start from $1500 per month.
