Housing lottery | 124 apartments from $822 will soon play in South Harlem

New lottery for affordable housing began in Harlem. Residential complex Acacia Gardens at 411 East 120th Street (Manhattan, NY) — is still under construction, but the applications have been accepted.

A 12-storey residential complex Acacia Gardens will be 178 apartments:

  • 37 studios
  • 48 apartments with 1 bedroom,
  • 91 — with 2 bedrooms,
  • 2 — 3 bedrooms.

Infrastructure of the complex includes 29 Parking spaces, Playground, Laundry, fitness centre and almost 500 square meters for commercial real estate lease.

Residential complex focused on families with low and middle income developed by The Promesa Housing Development fund (PHDFC) together with Acacia Network, Inc. The construction is financed at the expense of the East Harlem Council for Community Improvement, Inc.

Of the 178 apartments, 18 will be allocated to tenants with a total income below the average for families in the area. For them the monthly rent will be:

  • for a Studio — $ 1 125 (for citizens with the income of $ 458 40 to $ 66 800 per year);
  • for an apartment with 1 bedroom for 2 people — $ 1 417 (for families with income from $ 50 538 to $ 76 400 per annum);
  • for an apartment with 2 bedrooms — $ 1 760 (for families with income of $ 60 480 to $ 76 400 per year).

Another 106 apartments will receive low-income families earning less than 60% of the median income of the area:

  • For them, the Studio in a month will cost $822 (with an income of $ 30 069 to $ 40, 080 per year).
  • A little more expensive — $882 — will cost apartment with 1 bedroom for 2 people (with a combined income of $ 32 195 to $45 840 per year).
  • Apartment with 2 bedrooms for two will cost $ 1 065 (with an income of $ 32 195 to $ 51 540 per year).
  • Large apartment with 3 bedrooms for a family of 4 people costs $ 1 224 (assuming revenues of $ 503 44 to $ 57 240 per year).

Another 54 apartments will go to those who receives an allowance for rental housing.

Applications will be accepted until may 29, 2018.
